Local Area Information

East Marion is an unincorporated neighborhood and census-designated place (CDP) in the Town of Southold on the North Fork of Long Island’s East End in Suffolk County, New York. It is in the 11939 ZIP code and is bounded by the communities of Greenport West and Orient on the west and east, respectively, and the waters of the Long Island Sound on the north and Gardiners Bay on the south.

Orient and East Marion seemingly were joint areas as the former was once called Oysterponds Lower Neck and the latter, Oysterponds Upper Neck, which was renamed in 1836 for Gen. Francis Marion of the American Revolution. The “East” was added since a town also named Marion already existed in upstate New York.

East Marion is largely residential and has over 940 housing units to date. Located roughly 98 miles northeast of Manhattan in New York City, the picturesque hamlet offers a range of real estate options, be it single-family homes, 4-bedroom homes or luxury residences. It is also home to a variety of new constructions and gated communities, offering residents a sense of privacy and security.

For those who crave a taste of waterfront living, East Marion offers plenty of waterfront properties. From vacant lots to houses with pools or a master bedroom on the first floor, there are a number of properties that boast captivating water views. The neighborhood also has condos at Cleaves Point Condominiums, and for a bit of history, there are a number of historic homes that offer a unique kind of charm.

One of the standout features of the area is the abundance of space for horse properties, which are perfect for equestrians, horse owners and breeders. For those with multi-generational families, there are properties that could work as potential mother-daughter homes or have legal accessory apartments, which can also be offered as rentals. Whether looking for a permanent residence or a vacation home, East Marion is a community that will captivate with its beauty and charm.
