Eastport NY Homes for Sale

Eastport is a neighborhood that bestrides the Brookhaven and Southampton townships in Suffolk County on the South Shore of Long Island, New York. The former duck farms along its coast have been replaced by lovely waterfront homes, and the once “Duck Capital of the World” has come to be regarded as the “Gateway to the Hamptons.”

Local Area Information

Eastport is an unincorporated neighborhood and census-designated place (CDP) on the South Shore of Long Island, New York, shared by the townships of Brookhaven and Southampton in Suffolk County. It is bounded by East Moriches and Manorville on the west, Calverton on the north, Riverside, Westhampton, Remsenburg and Speonk on the east and the waters of Moriches Bay on the south.

Just as Eastport was becoming a popular summer destination in the 1880s, it also contained the highest concentration of early duck farms on Long Island and became known as the “Duck Capital of the World” until the 1970s. Long Island’s duck industry began to decline due to multiple reasons, and as housing developments rolled east in Suffolk County, virtually all duck farms were phased out as many owners saw more profit from the sale of their valuable waterfront property for residential building.

Eastport’s reputation eventually evolved into what local merchants call the “Gateway to the Hamptons.” The duck farms that once clustered along its bay shores have given way to waterfront residences with excellent water views. Apart from single-family homes, there are now also condos, such as in The Ranches at Eastport and Encore Atlantic Shores, both of which are gated communities, with the latter for the 55 and over. There are also luxury homes, houses with pools, new constructions, rentals, and accessory apartments.

Its “Main Street,” Montauk Highway, is now lined on both sides with a few modern stores and structures mixed in with rare one-room antiques shops from the 1870s, quaint old houses and former dwellings of the duck farmers. A few businesses are also located along Eastport Manor Road, Old Country Road and on the waterfront on Seatuck Cove and East River. Railroad Avenue, off East Moriches Boulevard, features about a half-dozen farmhouses from the early 1900s.

Much of the land area in Eastport is undeveloped and allocated for future developments, nature preserves and parklands, including the Eastport Pine Barrens State Forest and the Pine Meadow County Park. Except for some of the vacant lots, properties in the area use the 11941 ZIP code.

Beaches & Parks

The Eastport Pine Barrens State Forest encompasses 647 acres of undeveloped woodland and a rare, fascinating and unique pine barrens habitat that offer opportunities for observing nature and the large variety of wildlife species that make it their home. The eastern part of the property is where the Eastport Conservation Area Bicycle Trail is located, offering a 9-mile single-track loop trail for beginner and intermediate level mountain bikers. Other recreational activities offered at this state park include hiking, hunting, trapping, cross-country skiing and snowshoeing.

The Pine Meadow County Park is one of the sites in Suffolk County that offers opportunities for falconry, or the hunting of small animals in the wild using a trained raptor. It is open only to residents of Suffolk County with permits, licenses and other requirements during falconry seasons, usually from November through February. This park also offers hiking, archery hunting, and for those with valid “duck stamps,” seasonal waterfowl hunting. The park entrance is located on Moriches-Riverhead Road (County Road 51).
