Islip Terrace began developing in 1914 when a real estate agent from New York City built homes in the wooded area between East Islip and the former Central Islip State Hospital. Many of the employees at the psychiatric facility became the early inhabitants of the area.

Islip Terrace is an unincorporated neighborhood and census-designated place (CDP) in Suffolk County on Long Island, New York, and is one of the neighborhoods that constitute the Town of Islip. It shares land borders with the hamlet also named Islip on the west, Central Islip on the north, East Islip on the south and North Great River on the east and northeast.

At 1.35 square miles in the 2020 US Census, Islip Terrace was the smallest CDP in Islip Town and the seventh smallest among the 127 CDPs in Suffolk County. Including villages, it was the fourth smallest community in Islip Town next to the villages of Ocean Beach, Saltaire and Brightwaters. The first two are beach communities on Fire Island across the Great South Bay.

Residential areas in Islip Terrace contain predominantly single-family homes, many of which are 4-bedroom homes or larger and have pools or accessory apartments. Plenty have one or two bedrooms on first floor, and there are also rentals and horse properties. A couple of the four or so multifamily housing sites are age-restricted or 55+ communities: the 26-unit Cypress Way modern condos and the 40-unit Providence on the Park offering many features and amenities, including a clubhouse, lounge area and fitness center.

Commercial areas are primarily concentrated along Carlton Avenue, which is home to a convenience store, deli, restaurant, salon, gas station as well as a pet shop and grooming services, among others. There are also several commercial businesses along Sunrise Highway, a major thoroughfare that forms the southern boundary of the area. The boundary is delineated by Connetquot Avenue on the east, Spur Drive North and Manhattan Boulevard on the north and largely Champlin Creek on the west.

Islip Terrace is roughly 40 miles east of Manhattan, New York City, and is about a 20-minute drive to or from the Long Island MacArthur Airport in Ronkonkoma. The community is served by the Islip Station via the Montauk Branch of the Long Island Rail Road and shares the 11752 ZIP code with North Great River.

Beaches & Parks

Beaverdam Road Park is a nice, large neighborhood park that contains a children’s playground, baseball diamond, basketball court, park benches, and plenty of open spaces. This park is nestled quietly among the residential areas along Beaverdam Road, off Route 111.

The Schools

Islip Terrace is in the East Islip Union Free School District, which has six public schools. Four of the district schools are located in the neighborhood, and the other two, John F. Kennedy Elementary and Timber Point Elementary Schools, are in East Islip. East Islip High School has earned a reputation for its widely successful sports programs for baseball, softball, football, bowling, and lacrosse.

A day-care center known as the Kiddie Academy of Islip is also located in Islip Terrace.
