Manoville’s development was rather slow compared to other Suffolk County communities. When Camp Upton was established in the adjoining community during World War I, many residents of Manorville and Yaphank rented out their homes to the soldiers’ families, which somehow helped in Manorville’s development. Camp Upton was replaced in 1947 by the Brookhaven National Laboratory, which, along with the Grumman Corporation in Calverton in the 1950s, provided employment to many local residents and led to the community’s population growth.

Manorville is an unincorporated neighborhood and census-designated place (CDP) in the Town of Brookhaven, Suffolk County, on Long Island, New York. With a total land area of 25.47 square miles in the 2020 US Census, it was the second largest CDP not only in Suffolk County but also among the 194 CDPs on all of Long Island, next to neighboring Calverton, which is bisected by the Brookhaven-Riverhead Town line.

Manorville is a mostly quiet suburban community with large rural areas, particularly in the northeastern section. That part is within the Long Island Central Pine Barrens, a vast heavily-wooded area with some wetlands, specifically in the northern portion that is near the Peconic River, Long Island’s longest river.

The Pine Barrens is the largest natural area on Long Island and its last remaining wilderness. The aquifer for Long Island’s drinking water sources and recharges portions of its groundwater from this area. This section of Manorville has remained untouched and will remain so because no further development is permitted in this “Core Preservation Area” of the Pine Barrens.

Commercial areas are primarily located along Captain Daniel Roe Highway, also known as County Route 111 and Port Jefferson-Westhampton Beach Highway, west of Chapman Boulevard, including the Manorville Towne Center. The areas south of CR 111 and the Long Island Expressway (NY 495) are designated for future and existing developments and currently has three schools, two golf courses and parklands.

The residential zones are composed of single-family homes and townhouses, including those in Country Pointe at Manorville nearby Country Pointe Woods, a 55+ community like Greenwood Village, which is also a gated community, as is Silver Ponds. Along with Hampton Vistas, the last two offer condos but with an additional option for waterfront homes with gorgeous vistas of a pond. Other properties include houses with pools, new constructions, luxury homes, horse properties and vacant lots. All neighborhoods use the 11949 ZIP code.

Beaches & Parks

The Long Island Game Farm Wildlife Park and Children’s Zoo contains hundreds of domestic and wildlife species, including exotic animals. Children can pet and hand feed some of these animals, enjoy themed nature trails, and even take pony rides. This combined wildlife park and zoo is the largest of its kind on Long Island, and one of the attractions of the Long Island Central Pine Barrens. The natural environment not only teaches children about wildlife, but is also a great venue for parties.

Another component of the Central Pine Barrens area is the Manorville Hills County Park, said to be the longest stretch of land without roads on Long Island. Regarded as a hiker’s haven, it features numerous blazed and unblazed trails, including the 125-mile hiking trail of the Paumanok Path, a 13-mile mountain biking trail, and a designated equestrian trail for horseback riding. The trailhead is located at the parking lot and accessible via Hot Water Street, east of County Route 111.
