Ocean Beach NY Homes for Sale

Ocean Beach became an incorporated village in 1921 with the merging of the former Stay-a-While Beach Estates and a number of land parcels originally bought by John A. Wilbur. Today, the village has grown into the largest community on Fire Island with the most number of year-round residents and the highest concentration of restaurants, bars and shops. Many tourists, daytrippers and staycationers flock to the area during the summer for its pristine bay and ocean beaches, legendary nightlife, great food and cocktail mixes.

Local Area Information

Ocean Beach Village is one of the small communities on Fire Island, a barrier island protecting the South Shore of Long Island, New York. It is part of the Town of Islip, Suffolk County, tucked between the tiny neighborhood of Corneille Estates to the west and Seaview to the east. With the Great South Bay to the north and the Atlantic Ocean to the south, the village affords glorious water views on both sides.

With a land area of 0.14 square miles in the 2020 US Census, Ocean Beach was the smallest village in Islip Town and the third smallest among the 32 villages on Long Island, next to the Town of Hempstead’s South Floral Park and Bellerose on the mainland. Despite its compact size, Ocean Beach developed the largest and most bustling downtown on the Island, fueled by the large number of patrons during the summer, eventually becoming the town center and unofficial capital of Fire Island.

Residential areas are composed of about 600 dwellings, all single-family homes ranging from modest seaside cottages to beautifully designed 4-bedroom homes and luxury residences. Many of these are waterfront properties, rentals and homes with one or two bedrooms on first floor, and some are old yet charming early 20th-century homes that survived the 1938 hurricane. There are also a number of homes with pools and a few new constructions.

Ocean Beach’s commercial center overlooks the magnificent bay and is clustered with a wide and appealing range of shops, hotels, restaurants and bars, especially along its main street, Bay Walk. Other communities on Fire Island also benefit from these businesses, including the marina, ferry and water taxi services. Though functioning almost like a miniature city with its own court system, police, fire and water departments, the village retains a charming suburban town vibe.

Walking is the general means of getting around the village, and even biking is not permitted during peak days to protect the elderly and children. The community is roughly 53 miles southeast of Manhattan in New York City and is about a 30-minute ferry ride from Bay Shore, NY, which is served by the Long Island Rail Road’s Montauk Branch. The village uses the Ocean Beach, NY 11770 ZIP code.

The Bay Shore Schools and the Islip School District are the two options available for middle and high school students in the district.
