Poquott NY Homes for Sale

Poquott’s development as a summer resort community began with the establishment of an amusement park named California Grove before the close of the 19th century. When development plans came up for businesses along the shores, residents strived for the area’s preservation, and the community was incorporated into the Village of Poquott in 1931. After the sale and subdivision of the Tinker Estate in the 1980s into Tinker Bluff, the village experienced extensive growth and development.

Local Area Information

The Incorporated Village of Poquott is a scenic coastal community in the Town of Brookhaven, Suffolk County, on Long Island, New York. Nestled on the prestigious North Shore, it is among the affluent hamlets and villages encompassed by Long Island’s Gold Coast, an area that gained prominence when a number of expansive estates and summer homes were built by wealthy New York City families during the Gilded Age.

Poquott is located between Setauket and Port Jefferson Harbors to the west and east, respectively, and bounded by East Setauket on the south and the village of Port Jefferson on the southeast. It shares the 11733 ZIP code with Setauket, East Setauket and the village of Old Field and is part of the greater Three Village area. At 0.439 square miles in the 2020 US Census, it was the fifth smallest among the 32 villages in Suffolk County.

Poquott is all residential, with roughly 350 single-family homes and an eclectic range of converted seasonal houses, waterfront estates and newer constructions. The homes are largely year-round residences, some of which have pools, though some of the summer bungalows still remain. Residents enjoy access to plenty of recreational facilities, such as beaches, parks, tennis courts, picnic areas, playgrounds, community gardens, a boat ramp as well as a gazebo, and also benefit from exclusive mooring privileges off the village coast.

As an incorporated village, Poquott has its own governance and local ordinances, though it is part of the Town of Brookhaven. It is provided with fire protection and emergency response services by the Setauket Fire Department’s volunteer members. The 6th Precinct of the Suffolk County Police Department patrols the village.

Poquott is about 60 miles northeast of Manhattan, New York City, and served by the Port Jefferson and Stony Brook Stations via the Long Island Rail Road’s Port Jefferson Branch. Travel time to or from the city by car is about an hour and 48 minutes to two hours and 26 minutes via the Long Island Expressway (I-495) or Northern State Parkway.

Beaches & Parks

California Beach is one of Poquott’s three resident-only beaches. It also has a park that contains sizable fields, a playground, gazebo, private boat launch, dinghy and kayak racks, picnic tables, and benches. The beach prohibits swimming as it is not a bathing beach, but a great spot to chill and watch as the boats sail across Port Jefferson Harbor.

Van Brunt Manor Beach and Walnut Beach are two other village beaches accessible only to Poquott residents. The former is located on the shore of Setauket Harbor, while the latter enables access to Port Jefferson Harbor’s waters. Like California Beach, both Van Brunt Manor and Walnut beaches have dinghy and kayak racks.

The Schools

Poquott is served by the Three Village Central School District, which has eight public schools: five elementary, two junior high, and a senior high school. The school district also serves the rest of the towns in the Three Village area, and includes the Ward Melville High School, known in the country for its lacrosse team as well as its InSTAR science research program, which turns out many semifinalists for the Regeneron Science Talent Search (formerly Intel Science Talent Search).

The district also includes the Three Village Academy, which was founded in 2013 as an alternative for high school students with social phobias or anxieties, and provides them with a nontraditional educational environment.
