Southampton Village is located in the Town of Southampton, Suffolk County, on the South Fork of Long Island’s famed East End and is one of the foremost resort communities in the Hamptons. It is notable for its excellent white sand beaches on the Atlantic Ocean and great diversity of homes, including sophisticated traditional houses and stately mansions along the ocean shoreline.

Southampton is an incorporated village in Suffolk County’s Town of Southampton on the South Fork of Long Island, New York’s renowned East End. It lies southwest of Water Mill, south of Shinnecock Hills and Tuckahoe and west of the Shinnecock Indian Reservation. The coastline is hugged by the waters of the Atlantic Ocean and Shinnecock Bay and offers captivating water views and access to the open ocean waters.
With an area of 6.42 square miles in the 2020 US Census, Southampton was the largest village in Southampton Town and the third largest among Long Island’s 96 villages, next to Lloyd Harbor in the Town of Huntington and Old Westbury in Nassau County. Named in honor of the Earl of Southampton, the village is the oldest among the neighborhoods in the posh summer holiday getaway called the Hamptons and is considered one of its two most prestigious communities.
Southampton has been home to several prominent families, such as the Eisenhowers, the Fords and the Vanderbilts. Today, it remains home to quite a number of billionaires and is a favorite premier summer destination of the rich and famous for its seven miles of oceanfront with fabulous fine-sand beaches. It is two to three times more densely populated than the rest of the Hamptons areas and is the most developed and diverse. It is considered the South Fork’s commercial hub.
Single-family homes largely constitute its residential neighborhoods along with co-ops and condos, among which are those at Farrington Close and Whitefield. Homes tend to be very expensive, especially in the Estate Section north of the oceanfront, and some historic properties are particularly remarkable for their architectural and historical origins. Some of the country’s most expensive luxury properties include the waterfront homes along Gin Lane and Meadow Lane, sometimes also called Billionaire Lane.
The dwellings vary from the more modest to mid-sized 4-bedroom homes to more than twice as large residences, and plenty have pools, master bedrooms on first floor and other features. Agawam Park offers a children’s playground, picnic tables, restrooms, and parking. This handicapped-accessible park is located at the crossroads of Jobs Lane and Pond Lane.
The most popular feature of Agawam Park is the 40-acre Agawam Lake, which offers 1.92 miles of lakefront, fishing, and boating for Town of Southampton residents. Fishing is also allowed for non-residents if accompanied by a town-licensed guide.
Coopers Beach was listed as America’s top beach in 2010 by Dr. Stephen Leatherman (AKA Dr. Beach) in his annual compilation of best American beaches, and has since then consistently ranked among the best beaches in the country in national polls. This is the village’s main beach, and has picnic tables, concessions, and restrooms, and is the only lifeguarded beach in the area.
Down’s Family Park is a handicapped-accessible facility located at the end of Wines Way, off Flying Point Road, and is otherwise known as Flying Point Park. Its amenities include a baseball/softball field, soccer field, and playground.
Fowler Beach is a plain yet glorious beach with no man-made facilities to obstruct the impressive views of sand, sea and sky, and neither are there any lifeguards. This beach is the smaller of the two gay beaches in the Hamptons, and is great for boating and other types of watersports.
Meadow Lane Preserves boast 8.2 acres of protected lands and salt marshes that serve as a refuge for a large variety of flora and fauna. Visitors are afforded with fantastic views of Shinnecock Bay to the north and the Atlantic Ocean to the south, and the areas, which include Dune Road I, Conason, Dune Road II, and Lehman Preserves, are open for bird watching, fishing, nature study, paddling and photography.
Just east of this series of preserves on Meadow Lane is Munn Point, which has about seven acres of undeveloped land and salt marshes that also protect various wildlife species, including migratory shore birds, mollusks, and horseshoe crabs. It features a boardwalk that twists from the road, also referred to as Billionaire Lane, to a beach on Shinnecock Bay that offers fishing and also benches for resting while enjoying the gorgeous scenery all around. The preserve is named after Orson D. Munn, a former Southampton Village trustee.
Shinnecock East County Park is a Suffolk County attraction that is composed of both Shinnecock Bay and Atlantic Ocean beach recreational areas, with 100 outer beach campsites available to self-contained campers. Aside from camping, this barrier beach park also offers opportunities for bird watching, fishing, and off-roading.
The Schools
The Southampton Union Free School District, which has three public schools, serves most of the village. All three district schools are located in the village, as is Our Lady of the Hamptons Regional Catholic School.
A small northwest part of Southampton Village is served by the Tuckahoe Common School District.
