About The Town of Southold…
The Town of Southold is located in the northeastern tip of the North Fork of Long Island, New York’s East End in Suffolk County. It is bordered by the Town of Riverhead on the west, the Long Island Sound on the north, the Atlantic Ocean on the east and the Great Peconic, Little Peconic and Gardiners Bays on the south, on which the Town of Shelter Island is located.
The long and narrow peninsula of Southold’s mainland comprises one incorporated village, which is Greenport, and nine unincorporated areas, including the hamlet and census-designated place (CDP) also called Southold. The Town extends to Fishers Island, its 10th hamlet located roughly 11 miles off Orient Point at the tip of Long Island’s North Fork, beyond Plum Island, a US federal research facility and another island under the Town’s jurisdiction.
The three other islands within Southold’s authority are the privately owned Robins Island on the Great Peconic Bay and both the uninhabited Great Gull Island and Little Gull Island located about halfway between Plum Island and Fishers Island.
The Town’s real estate stock includes various single-family homes, multifamily houses offering duplex and triplex living, co-ops, such as Sterling Harbor in Greenport, and condos, including The Boat House Lofts in Greenport, Harvest Pointe in Cutchogue and Founders Village in the Southold hamlet. The last two are 55+ communities featuring 2-bedroom condos with a basement, though Harvest Pointe also offers homes with a garage.
Southold has a substantial number of rental properties and waterfront homes enjoying gorgeous water views of the Sound or any of the lovely bays. Properties vary from 1- to 4-bedroom homes to dwellings with seven or more bedrooms, like some of the grander luxury residences, and may include master bedrooms on first floor, private pools, accessory apartments or provision for one, and other features. There are also undeveloped vacant lots, new constructions, horse properties, historic homes and potential mother-daughter.
The Town is home to two New York State parks: Orient Beach State Park on Orient Point in Orient, NY, and Hallock State Park Preserve, though much of it is in Riverhead Town. Originally called “Yennecott” by its early Corchaug Indian inhabitants, Southold was founded in 1640 and is arguably the oldest English settlement in the state of New York.
